Harbury - Stamp Duty Changes Are Coming: What You Need to Know
Big changes to Stamp Duty are just around the corner, and they could significantly impact your plans to buy or sell a home in Harbury. Here’s everything you need to know to stay ahead of the curve—and how to navigate these changes effectively.
What’s Changing?
The Stamp Duty cuts introduced in the 2022 Mini-Budget are set to end on 31 March 2025. From 1 April 2025, thresholds will revert to pre-September 2022 levels, and First-Time Buyer (FTB) relief will shrink.
FTBs:
- Threshold drops from £425,000 to £300,000.
- Relief applies only up to £500,000 (currently £625,000).
Home-movers:
- Threshold drops from £250,000 to £125,000.
New Stamp Duty Rates:
- 2% for the portion from £125,001–£250,000
- 5% for £250,001–£925,000
- 10% for £925,001–£1.5 million
- 12% for amounts over £1.5 million
The surcharge for second homes has already increased from 3% to 5%.
Who’s Affected?
First-Time Buyers:
- The proportion of FTBs paying Stamp Duty will double to 40%.
- Example: An FTB buying a £310,000 home will pay £500 after April (currently £0).
- Buying a £425,000 property? Your bill will rise from £0 to £6,250.
Home-movers:
- Stamp Duty on a £500,000 purchase will increase from £12,500 to £15,000.
Market Implications
Higher-priced regions are likely to feel the biggest impact, with buyers racing to complete deals before the deadline. Sellers, who could face higher Stamp Duty bills themselves, may become more flexible to secure a quick sale.
FTBs and cash buyers might find themselves in a strong negotiating position as sellers aim to avoid complicated property chains.
